Housing · Purchase mortgage comparison

Know what each option costs.

Less cash at closing can mean more paid over time. Put the numbers next to each other before you decide.

Compare your purchase options

Enter the numbers for each option. Use dollars without commas. Leave a cost blank if you do not know it; enter 0 only when you have confirmed there is no cost. Monthly costs are separate from upfront costs.

Comparing or downloading sends these entries to Veteran Tools to calculate your results. This tool does not save your entries to an account. Compare contract interest rates, not APR. Funding-fee rules were reviewed September 11, 2026; other dates may require review.

Option A

First-use classification has exceptions. Confirm the applicable fee category with the lender rather than assuming it from your loan history alone.

Option B

First-use classification has exceptions. Confirm the applicable fee category with the lender rather than assuming it from your loan history alone.

Open the plan file in My Plan to keep lender questions and unresolved costs as next steps.

The download recalculates your current entries and includes both options, unresolved costs and full payment schedules. Keep it somewhere private if it contains your financial information.

Bring the comparison back to your Loan Estimate

Use the contract interest rate, not APR, for the payment calculation. Keep the funding fee out of other closing charges if you enter it separately. Subtract confirmed credits once. Compare the same loan type and term, and check when each rate lock expires.
